Introduction to Planning

The planning system controls new development by ensuring that it complies with current planning policies. This is done through planning applications. The diagram below gives a simple guide to the process.

Decide if the development needs planning permission

Applicants (usually the landowner or planning agent) work out if they need planning permission for their proposed development. We are happy to offer advice on this.

Seek advice before making an application

We are happy to talk to applicants about their proposal regarding what might or might not be acceptable. It is advisable to do this before making a planning application but it is not necessary.

Submit the planning application to us

The applicant arranges for plans to be drawn up and then submits the planning application with the appropriate fee. More information can be found on our Planning applications procedure page.

Officers consider the application

The application will be considered against the policies within the Local Plan, Core Strategy and other Local Development Framework documents.

The Council makes a decision on the application

The application will be decided by officers or by a committee of local councillors.

Appeal against a refused application

If an application is refused an applicant can appeal against that decision.
